With an average lot size of one-half acre, most of which are heavily treed, Northwood Hills is a mature community of well-built luxury homes constructed in the 1950s and 1960s. The topography of the 800-acre area features rolling hills and creeks and gently meandering tree-lined streets.In 1955, George Mixon, Jr. and Bill Troth developed what has been called “the first post-war attempt to duplicate a Park Cities environment for distinctive home sites” on the 800-acre site where they planned to build luxury homes from $40,000 to $200,000. It was an enormous gamble at the time. Now residents call this area Dallas’ best kept secret. It is an entire neighborhood of “Preston Hollow-like” homes just north of the LBJ Freeway for a fraction of the price of such mansions in Park Cities or Preston Hollow. It has an abundance of restaurants, stores, shopping, an award-winning Richardson school district, and a strong Homeowner’s Association.

Because of the popularity of ranch-style homes in the era when most of the area’s homes were built, most have low ceilings, which homeowners and developers are raising. The renovation of Northwood Hills homes is in full force, with homeowners enlarging the footprint with add-on master bedroom suites and upgraded kitchens and bathrooms.
